Long-term rental
A twelve-month lease, unfurnished. Steady income, one tenant, one turnover a year at most. The quiet option.
What's included

The administrative fee covers your Rentvine owner portal, document storage, and yearly record keeping. Photography is required before a property goes live. You're welcome to supply your own if it meets our standard.
Everything else stays in house
Management, maintenance, and cleaning are all Boxwood departments and not subcontracted, not outsourced to a call center. The same people who lease your property are the people who answer the phone when something breaks, and the people who turn it over between tenants. Larger specialty work goes to a bench of local trades we've used for years.
Furnished rental
Higher rent per month, and a real operating business underneath it. Traveling nurses, relocations, and folks between houses. Here's the honest version of both halves.

Vacancy of 25% or more is the realistic planning number for a furnished home in this market, and it's seasonal rather than evenly spread. The management fee applies to income actually collected, not to gross potential.
What the $6,300 covers

These are owner expenses, estimated annually. A long-term tenant pays most of them instead, which is the single biggest difference between these two columns.
