Management
We operate long-term and short-term rentals across Nashville and the surrounding counties: leasing, screening, accounting, and maintenance, all in house.
What's included
- Rent analysis, listing production, and showings
- Full tenant screening: credit, income, background, rental history
- Lease preparation, execution, and renewal management
- Rent collection and monthly owner accounting
- Rentvine owner portal: payments, statements, documents, and work orders, live
- Maintenance coordination with vetted local trades
- Move-in and move-out inspections and turnover
Administrative
- Administrative fee
- $300 / yr
- Professional photography
- $225 / hr
The administrative fee covers your Rentvine owner portal, document storage, and yearly record keeping. Photography is required before a property goes live. You're welcome to supply your own if it meets our standard.
Everything else stays in house
Management, maintenance, and cleaning are all Boxwood departments and not subcontracted, not outsourced to a call center. The same people who lease your property are the people who answer the phone when something breaks, and the people who turn it over between tenants. Larger specialty work goes to a bench of local trades we've used for years.
